This tired, disjointed homestead was completely stripped to its shell and extended. The original character of the building was restored and the result is a modern, warm family home.

 

The home features polished rimu tounge and groove flooring throughout and large rimu skirting boards and matching architraves.

 

The bedroom wing was extended to create four generous, sun drenched bedrooms, two that open out to the new large verandah and that have their own ensuites.

 

 

The new owner wanted to transform a dark and run down bar into a light and spacious modern sports bar. This renovation project was a complete gut-out and rebuild.

 

To achieve the desired look, new larger double glazed windows were installed and to soften the exterior of the building for patrons using the newly created outdoor areas timber ship-lap weatherboards were used.

 

Of the two outdoor areas that were created, one is covered by a motorized louver roof system and is heated by an outdoor gas fire. The other is a raised decking area surrounded by planter boxes.

 

A well known real estate firm needed bigger premises so they took over this former retail premises and several office spaces, reception area and meeting rooms were created.

 

 

The brief was to turn a dark, damp waterfront home that had undergone several extensions into a modern, open and spacious home that maximised the fantastic views and proximity to the marina.

 

The home was virtually completely rebuilt with only the external framing remaining intact.  All the living areas were moved from the back of the house to the front with open plan living to maximise the sun and view.  New bedrooms with ensuites were also created.  Now the owner can enjoy the amazing views and relax on the balconies that provide fantastic outdoor living space.

 

An old villa was relocated to site and an extensive refurbishment and extension programme was undertaken.  The owners wanted the finished home to be true to the period in which the house was originally built and the extension had to look as if it was part of the original house.  Particular attention was paid to detail with original features restored and replicated throughout.  The fret work on both the inside and outside had to match the original home.  A new stand alone garage was constructed in the same style of the house.
