Plan the project, not only the room to renovate now but also plan for how you eventually want the whole house.
Gather ideas and information by keeping a scrapbook of brochures, pictures, fabrics and building materials that appeal to you.
Talk to friends and colleagues about their experiences of renovation and learn from their mistakes.
Budget
Work out a budget and consider what items are essential and what “wish” ideas are. Know the difference between a quote and an estimate. In most cases when renovating, builders will give an estimate as we do not know what structural repairs might be required until we start the job.
If you make any changes to the work being done there will be changes to the final cost, so make sure that you get changes written down and either a quote or estimate from the builder.
Design
Decide if you need to consult a designer or architect to assist you with the design process, whether or not you do will depend on the scope of work to be done. If you are planning major renovations involving moving walls, a new kitchen put in or adding new rooms then an architect or design expert can assist and advise on matters such as floor space, flow, natural light and efficiency aspects.
Major work usually will require a building consent and this means you will require plans and specifications. Your designer or builder can prepare these for you.
Discuss your budget with your designer/builder as they are there to help you achieve your goal.
Your Responsibilities
As the homeowner you will need to keep the area clear of furniture and personal items while the work is being carried out.
Depending on the extent of the work you may or may not be able to continue living in your house while the renovation work is being carried out so the best thing is to sit down with your builder and work out a programme to minimize disruptions to the routine of your home. Be prepared for the mess and noise that will result when a renovation project is undertaken.
